Showing your home in a good light is vital to a successful sell. A good first impression will influence a buyer emotionally and visually. What the buyer initially sees will affect their opinion of your asking price. You should not show your property until you have addressed issues that will potentially turn buyers away.
A bad first impression can “turn off” potential buyers. You do not want buyers to use a negative first impression as a means of negotiation.
It is sometimes hard to separate the personal and emotional ties you have for your home. Realtors who see different houses everyday can give solid advice on what needs to be done. Typically, there are a few things that need to be addressed both inside and outside.
Minimize clutter and pack up unnecessary decorative items. Countertop appliances and other kitchen tools make your counter space appear small.
Out of season cloths, toys and all seasonal items should be packed away and stored. Closet space is important and buyers look for spacious closets.
Make your house shine! A clean house is the key to a quick sell. A deep clean before putting your home on the market will not only help it shine but also make maintenance between showings much easier.

It’s amazing the difference a sparkling and appealing entry makes to your home’s curb appeal. Walk out to the front of your home and look at it through a perspective buyer’s eyes. What is your impression of the property? Do the lawn and bushes look neatly manicured? What do you see framing the entrance? Are the areas visible to the street in good condition?

The majority of buyers shop for homes online. Slide shows, video tours and high resolution photos are important. The cameras eye is different from the human eye. It magnifies clutter and poor furniture arrangement so that a home that feels comfortable in person can appear jumbled.
Declutter! Declutter! Declutter! Some buyers are overwhelmed in your personal belongings and they overlook the structural details of your home.
